Bunnell Realty, LLC Property Management has specialized in single family residential homes, townhouse, and condo management as well as commercial properties and homeowner association management in the Denver metro and surrounding areas for over twenty five years.

 

The process is relativley simple:

1) Contact us and arrange a time to meet and review the property where we will listen to your needs and concerns, discuss rental value and current market conditions, and sign a simple two page agreement that gives us permission to represent you in finding a tenant.  (If you are an out of town investor we can do this via phone, fax, and email).

2) We put a sign in the yard and advertise the property on local real estate rental internet sites at no charge to the owner.  (We can also use the newspaper at a discount fee to our owners but about 90% of our calls come from the internet).

3) Show the property, take applications (we have a strict application and run credit reports on all applicants), and then sign lease and disclosures.

4) Each month you receive an accounting along with your rental check listing rents received, any maintenance bills and receipts, the management fee (which is a tax deduction for you), and your owner payment. We have a full time maintenance crew that can do just about anything needed as well as access to any professional vendor at discount rates to all our owners.  At the end of the year you get a yearly accounting to be used with your 1099 at tax time.

 

And that's it!  We don't get paid until you receive your first rent check.  There are no up front fees or partial first month rent fees, just a flat percentage of each months rent.

Tenant's emergencies are responded to quickly and our team of handymen, electricians, plumbers, cleaning personnel, painters, and grounds maintenance crew save the owner money by giving a special discount rate on all services.
